Home Inspector

Home Inspector job overview

A home inspector completes building inspections before properties are sold to ensure they are up to code and safe to inhabit. They are responsible for evaluating a house’s air conditioning units, electrical wiring, plumbing systems, security systems, and structural components. Based on their findings, they will flag any repairs that need to be done and complete an inspection report for review. Home inspectors work with real estate agents and their clients, and they frequently travel for work.

Home Inspector responsibilities
  • Coordinate with the homeowner’s real estate agent to arrange for access to the property
  • Complete building inspections prior to sale to ensure the home meets current standards for electrical systems, roofing, HVAC systems, plumbing systems, security systems, structural components, and building codes updates
  • Flag specific repairs that might be needed, so homeowners can improve the property before it is sold
  • Estimate the potential cost to complete needed repairs, providing a range of options
  • Write a detailed report following each inspection that includes photos and specific descriptions of any damages observed
  • Assist home buyers with any other requests regarding the home inspection to keep open lines of communication and adapt to meet their needs
Home Inspector qualifications
  • High school diploma or equivalent required
  • State licensed, where required, and certified by the American Society of Home Inspectors (ASHI)
  • At least one year of work experience at a home inspection company or construction company
  • Current U.S. driver’s license and the ability to travel by car
  • Must have working knowledge of basic home systems including plumbing, HVAC units, electrical, and security alarms
  • Comfortable walking on roofs and climbing in confined spaces, such as attics or crawl spaces
  • Attention to detail is critical in the role for both inspections and for reporting purposes
  • Excellent organizational skills and multitasking skills
  • Strong written and verbal communication skills and customer service skills are a must
  • Proficient in basic computer skills, such as sending emails
