We're looking for an ambitious and goal-driven New Construction Director of Sales. Someone who understands the local market and can generate ideas that drive new sales to multiple new construction properties. We need a self-starter who can hit the ground running and always strives to exceed profit margins and revenue targets. Our next Director of Sales is self-assured and has excellent communication skills and the uncanny ability to coach and train their team in order to maintain relationships with existing customers while also seeking out new prospects through referrals and networking. Our ideal candidate has 5+ years of new construction marketing experience.

Sales Responsibilities:
- Develop talent and maintain a team culture.
- Create systems and protocols to ensure the Company meets all sales goals.
- Manage all sales and marketing staff and hold them accountable to Company goals, activities, professionalism, and compliance.
- Meet each community’s sales goals each month and remove any barriers to meeting the goals.
- Develop strategic sales plans based on Company goals that will promote sales growth and customer satisfaction for the organization.
- Act as Broker-in-Charge of the real estate firm.
- Review and execute all sales contracts, addenda, and related documents.
- Monitor all New Home Consultants’ paperwork for accuracy and compliance.
- Establish a strong network of professional and agency referral sources.
- Ensure positive experiences and customer satisfaction.
- Participate in regular community review meetings to ensure individual community success.
- Analyze real estate market data and create regular reports for Executive Leadership Team to review.
- Hire, train, and terminate sales and marketing staff.
- Oversee the rotating schedules of Sales Staff to ensure that each community has a salesperson present at all applicable times.
- Respond to unsatisfactory surveys.
- Be the primary contact for sales vendors (ex. closing attorneys, lenders, inspectors, etc.).
- Maintain an in-depth understanding of all house floor plans and product line-ups.
- Be available for high-level questions and support as it relates to real estate law and compliance.
- Regularly review average “Days on Market” and holding times as it relates to sales.
- Assist in Company design of product line-ups, community choices, community locations, etc.
- Ensure compliance with all state laws and guidelines.
- Function as part of the leadership team.
- Establish, maintain, and keep current standard operating procedures for the Sales and Marketing Department including each sale and marketing position.
Marketing Responsibilities:
- Develop and implement comprehensive marketing strategies, including tracking the success of the strategies.
- Manage all sales and marketing staff and hold them accountable to Company branding guidelines, processes, systems, etc.
- Plan and implement engaging marketing activities and events.
- Host and attend community events and develop positive community relations.
- Monitor and maintain the budget.
- Determine each community’s advertising and image needs.
- Oversee all marketing components as it relates to digital marketing and physical marketing efforts (ex. Social Media, SEO, website management, signage, photography/videography, etc.).
- Must have a keen eye for design, aesthetics, and proper spacing.
- Manage all model homes – their furnishings, presentation, consistency, etc.
- Research and maintain information on local competition including rates, specials, etc.
- Implement and monitor a move-in system to ensure all resident documents are complete prior to admission.
- Compile weekly and quarterly sales, traffic, activity, etc. reports.
- Ensure compliance with all state laws and guidelines.
- Protect privacy and confidentiality of information pertaining to the resident, employee, community, and Company records.
Qualifications
Minimum Qualifications:
- Five years of experience in sales management within an organization with a minimum of $20 Million in annual sales.
- Team Player with a great attitude, emotional intelligence, and driven to results.
- Strong qualitative and quantitative analytical analysis abilities and excellent problem-solving skills.
- Demonstrate excellence in managing sales, budgeting, systems, and reporting.
- Advanced MS Office Suite skills.
- Ability to work in a fast-paced and growing environment.
- Willing to take the initiative, be creative and take ownership.
- Demonstrate keen attention to detail, and showcase organizational abilities and leadership qualities.
- Strong visual, oral, and written communication skills.
Preferred Qualifications:
- BA or MBA.
- Some overall residential construction knowledge.
- Licensed real estate professional in NC.
- Broker-in-Charge certification is preferred but not required.
Compensation
$150,000 - $250,000 yearly
