Are you an experienced, detail-oriented Transaction Coordinator seeking to leverage your skillset with a rapidly-growing real estate investment company? 

Bailey Real Estate Investments is seeking a key member of the team to fill this strategic role. Not only will you use your expertise to improve the closing process, you will also get to research and analyze properties. The Transaction Coordinator, for us, is not just a cog in the machine only doing Transaction Coordinator work- you will be an integral part of the deals by performing due diligence on prospective properties! 

The Transaction Coordinator needs to be a process-oriented person with the ability to interact with others, communicate with clear intent to get the job done quickly, and be dedicated to continuous improvement and meeting company quality standards. It’s important that you can both work independently, as well as in a team environment, and most importantly, execute all assignments with a positive attitude and focus!

This role is 100% remote! (Meeting up once, maybe twice per year for team development)

Compensation: $57,000 Salary + Paid Vacation

Responsibilities

Key Accountabilities – Combined roles: Transaction Coordinator (TC) and Due Diligence (DD) Research

Time breakdown: estimate roughly 50% TC, 50% DD

Transactions Coordinator:  

Goal is to maximize efficiency while minimizing friction during the transaction. 

  • 50% - Ensure the seller receives their docs, knows what to do, helps organize signings with mobile notaries. Interface between sellers and escrow officers, make sure the escrow company hits timelines. 
  • 50% - Documentation – Keep bookkeeping tight – Get document packages from escrow officer, review and save according to protocols, and review to identify next action 
  • Review, document, and complete common areas like address, phone, email, etc (proficient at editing pdfs with Adobe Acrobat Pro).
  • Create simplified signing packet for signing members.
  • Send documents back to the escrow officer.  
  • Review preliminary title report, highlight issues, request documents (this would be a bonus skillset, will be taught) 

Due Diligence 

Goal is to mitigate risk by performing property research sufficient to certify there are no “red flags” with this or surrounding properties

  • 50% - Research property online:
  • Taxes/water/septic & sewer/zoning/flood/wetlands/etc for properties we are purchasing.
  • 30% - Follow-up with county/utility officials to follow-up on / mitigate potential issues
  • 20% - Manage / Schedule / Coordinate Photographers 
  • Create a screen-share video to provide the photographer's with a walkthrough video so they can find the parcel and parcel boundaries
  • Review photos for issues, location, etc.

Qualifications

  • Three years of combined Transaction Coordinator or Escrow Assistant/Officer experience. 
  • Four-year degree. 
  • Access to high-speed internet service.
  • Possess a take-charge, positive attitude, be well organized, detail-oriented, and have a high level of personal accountability
  • Must be results-oriented with excellent verbal/written communication skills
  • Ability to multitask, work independently and/or within a team, and be able to meet deadlines
  • Ability to prioritize, manage time, and follow-through
  • Strong written and verbal communication
