We here at EZ Homes specialize in buying houses directly from homeowners, and it will be your job to do whatever is needed to get each file “clear to close” and then, of course, closed. What follows is a brief description of the work to accomplish this.
When a contract with a seller comes in from our acquisition team, your first order of priority is to do an initial search for judgments, liens, and any other obvious title issues. Additionally, it is imperative that you contact the seller within 1 business day of your being assigned the file. Establishing and maintaining a relationship with each home seller is an integral part of this position.
The majority of properties that we buy come with a variety of title issues. Sometimes we will need to involve outside counsel to get things moving (estates, etc.), but the majority of the time, it will require your working closely with the title company to get issues cleared. We do not leave it up to the title company to push through barriers to get to closing. Additionally, you’ll be responsible for ordering use and occupancy permits, where applicable.
Sometimes we “wholesale” houses, which means that we line up our end-buyer prior to closing the purchase with the seller. On such transactions, you will also be responsible for ensuring that our buyer is ready to close, as well as the seller. This means ensuring that the buyer provides a good standing certification, following up to ensure that earnest money deposits are posted, and if the buyer if getting financing, keeping informed on their financing to prevent any last-minute issues at closing.
In this role, you will be working closely with each of our acquisition representatives who actually get the contacts signed with the sellers. Often times you’ll need to involve the acquisition reps in conversations with the sellers. Additionally, you’ll work closely with our sales representative and our current transaction coordinator. You and our current TC will quickly determine each other’s corresponding list of responsibilities for each file, and work to identify check-balances so that it is literally impossible for anything to fall through the cracks with the TC team.
We have anywhere from 30-50 pending files at any given time, with 20-40 closings per month. There are a lot of moving parts, so it is imperative that you rely on checklists, calendar reminders, and processes for getting deals to closing, not memory.
We’re a small team (about 12 of us), so we have ZERO time or patience for office politics or drama. We only hire nice people. If you don’t enjoy people, then don’t apply.
