We have an exciting opportunity for a Senior Entitlements Manager to join our Seattle land use team. The Entitlements Manager oversees the full feasibility and project schedule on all new acquisitions. This position will provide the leadership, planning, organization, direction, coordination, and control to meet the profit and growth objectives on all projects assigned. The candidate MUST have experience in Seattle land use/community planning.


  • Organize and manage several real estate development projects using external consultants 
  • Analyze land use, environmental, and permitting issues from a variety of perspectives
  • Effectively negotiate land/zoning approvals with local approving authorities and possibly neighboring owners
  • Maintain a working understanding of the City of Seattle land use code
  • Effectively control project costs through the use of job cost reports
  • Complete land development projects on time and on budget
  • Work hand and hand with members of the acquisition and development teams 
  • Extensive knowledge of the Seattle Land Use Code and the Seattle entitlement process as it applies to single-family and multi-family residential projects, including experience with the Subdivision and LBA process, MUP and SEPA process, Design Review, Seattle Residential Code, Seattle Building Code, and ULS process
  • Analyze land use, environmental, and permitting issues from a variety of perspectives
  • Collaborate with teams of attorneys, planners, policy professionals, and consultants, and be comfortable stepping into a project manager role to shepherd projects across the finish line;
  • Work to develop creative solutions to planning problems, and advocate complex and/or controversial projects or policy positions on behalf of clients;
  • Manage a diverse and dynamic workload using excellent time management skills; and
  • Communicate effectively to clients, state and local governments, agencies, and colleagues.
  • The successful candidate will be a self-starter who can take direction, work autonomously in both a lead and support capacity, and be entrepreneurial in a non-hierarchical organization. This position is a unique opportunity for a planner to expand their knowledge base, broaden their range of professional experience


  • 3-5 years of relevant work experience as entitlement manager, planning manager, real estate development manager, land use project manager, or permitting specialist
  • Extensive experience in the analysis, entitlement, development of residential, and / or commercial land, specifically in the City of Seattle.
  • An understanding of and familiarity with the planning and engineering approval process
  • Experience directing and managing consultants and contractors
  • Experience with AutoCAD.
  • Full understanding of budgeting, cash flows and financial analysis for real estate
  • Education and/or background in urban planning or architecture is an asset
  • Knowing your way around a construction site as well as financial statements is essential
  • Ability to read, understand and coordinate consultant’s drawings (architectural, landscape, mechanical, electrical, etc.)
  • Strong communication and organizational skills
  • City of Seattle work experience


  • Salary Range: $140,000+ (depending on experience)
  • Medical, Dental and Vision Benefits of which employee portion is 100% covered
  • 401K (After 6 months of employment)
