The Showing Partner is a licensed real estate agent who is new in the business and works directly in support of one Senior Buyer Agent in the Mercy Lugo-Struthers Team at Casals, Realtors. This is a contractor full-time salaried position plus closing bonus. The goal is to have the Showing Partner learn the real estate business from an experienced agent, thus getting the equivalent of a “master in real estate.” 

They will participate in 36+ transactions in one year (12 months), which typically takes a Buyer Agent in our market 3-4 years to achieve. The Buyer's Agent is responsible for ensuring that the Showing Partner is trained on all aspects. The Showing Agent must commit to a minimum term of 1 year which gives them the time to experience a complete market cycle and gives their Buyer's Agent enough time to benefit once they are fully trained. There will be a 3-month trial period.


Responsibilities

OVERALL DUTIES
In the beginning, a Showing Partner really is just an extension of the Buyer's Agent allowing them to be in two places at once and show twice as many clients, primarily in Prince William, Stafford and Fredericksburg counties. The Senior Agent must always meet clients for the first time with the Showing Partner and explain to the client that we work as a team (i.e. not competing with one another), and that our goal as a team is to be as responsive and flexible to their needs and their schedule as possible. We aspire to show clients a home within 60 minutes of their request whenever possible. 

Over time the Showing Partner is trained on database follow up, scheduling showings, touring clients (not just opening doors but pointing out good/bad aspects of each home), drafting offers (always reviewed by the Buyer's Agent), preparing CMA's to use in making offers, attending and managing property inspections, preparing inspection amendments (always reviewed by the Buyer's Agent), working with the TC, final walk throughs, etc. 

EXPECTATIONS
Must support Senior Buyer Agent to produce at double our standard for 3 consecutive months. Our standard is 2 deals per month, so the Showing Agent will join forces with the Senior Buyer Agent to produce 3-4 deals per month for 3 months. Program will be evaluated at the end of the 3 months.

Accountability

  • Leverage Time Blocking schedule
  • Daily attendance on scheduled team meetings/coaching
  • Daily check in with Senior Buyer Agent for any showing opportunities
  • Preview new to the market, team listings
  • Complete special assignments as needed
  • Follow the daily action checklist 

Client Servicing

  • Shall support the Sales Division in all aspects and manners needed to ensure the highest level of customer service for seller and buyers needs. Senior Buyer Agent shall be the main point of contact. 
  • Shall research MLS and preview properties as needed
  • Shall arrange home tour visits

Goal Setting, Planning & Leadership

  • Agrees to be coachable and consult with the team leaders on ideas and concerns
  • Agrees to manage time and plan out schedules in advance to ensure best use of time
  • Agrees to stay accountable to goals
  • Agrees to schedule and attend training
  • Agrees to maintain real estate license

Lead Generation

  • Agrees to work on Lead Conversion enhancement
  • Will research technology and the Internet

Buyer Prospecting & Servicing

  • Agrees to show listings in the most beneficial manner
  • Agrees to be punctual
  • Agrees to have home tour ready for all showings
  • Agrees to participate in home tours, as needed

Special Projects (samples)

  • Agrees to complete special team staff projects as needed:
  • Request for team reviews (Zillow, Google etc) 
  • Get showing feedback from customers (calls and/or survey) for ALL agents
  • Confirm ALL agents are scheduling 2nd appointment

Qualifications

  • This position is the key component for assisting Senior Buyer Agents for the Mercy Lugo-Struthers Team. You will work closely with the Agents to make sure all clients needs are attended to
  • Perform assigned duties in a professional, pleasant and efficient manner
  • Flexibility is important, as interruptions will be constant
  • Must work well under pressure and with critical time frames
  • Demonstrate good judgment and reasoning in handling daily activities
  • Demonstrate continued growth and proficiency in completing the tasks listed
  • Maintain the confidentiality of the company and activities of the sales team
  • Getting along with company managers, employees, sales associates, industry affiliates, and clients
  • Handling difficult situations with grace
  • Consistently showing the ability to recognize and deal with priorities 
  • Must be a problem solver
  • Having daily attendance and being punctual is a must
  • Willing to learn new skills required to perform the job
  • Maintain well-groomed professional appearance and mannerisms appropriate to greet clients and co-op sales associates


Compensation
$2,000 monthly salary plus per closed transaction bonuses
