The purpose of this position is to rapidly respond to all incoming leads. The person in this role is expected to minimize the time between a new incoming lead and contacting the lead directly (if unable to answer directly). Once the lead is on the phone, it is this position's responsibility to gather information relevant to the potential acquisition of the lead property (A preset form from our online CRM will have the information that should be gathered). During the phone conversation, this position is expected to do basic lead qualification, determine the reason behind why they are potentially selling and the urgency of the person thinking of selling. 

When as much of the information as possible is gathered, this position is expected to set up and schedule appointments for the acquisition person. Any other job duties as needed and determined by Management.

Job may be telecommuted (work from home) in some cases.

Applicant needs to be fluent in Spanish and English.

Responsibilities

Answer incoming calls to speak with potential sellers:

  • Build rapport and gain their trust.
  • Gather relevant information needed to analyze a property.
  • Understand the story of why they are thinking of selling and determine urgency.
  • Schedule and enter appointments into Acquisition team calendars.
  • Return any missed calls as promptly as possible, same objective as live answer.
  • Log all notes about conversation within the CRM.
  • Fill out remaining / missing lead data from online sources (when not on phones).
  • Coordinate and communicate with the Acquisition team for leads that may be urgent or requiring quick action.
  • Continual follow up with leads opportunities that no contact has been made yet or an appointment was not scheduled for some reason.
  • Ongoing, passive style, follow ups to previous leads that did not sell their property to us.
  • Sending out offers to opportunities outside of our CRM. (Craigslists / Zillow / Etc.)
  • Utilize technology to track down unreachable property owners to gauge interest in selling.
  • Keep CRM organized and up to date. Make sure Acquisition Manger is uploading pictures, next follow up assignments and comps into Podio.
  • Track and Log KPI’s (Key Performance Indicators) for your task and report results in weekly Team meeting.

Compensation
$13 per hour plus closing bonuses

We also network with Real Estate Agents and other professionals to acquire properties.

You do NOT need to have a Real Estate license to be successful in this business. In fact, the most successful people have no prior Real Estate experience!
