MidSouth Invest, LLC is a fast-growing Real Estate Investment firm located in Memphis, TN, that specializes in the acquisition of residential properties, renovating these properties acquired, and selling on the market or holding the properties as part of the company portfolio to maximize the company returns for our partners and passive investors. The Real Estate Agent facilitates the Acquisition of residential real estate properties for the company, which includes contacting sellers and agents, analyzing and calculating rehab costs, running property comps/valuation, determining if the property fits the company criteria, negotiating with sellers/agents, and ensure smooth closings of the properties.

Responsibilities

  • Extremely strong phone skills – high energy and passion for helping others. Making calls to company-generated leads, sales, and negotiations with sellers
  • Negotiate a win/win solution for both parties 
  • Manage the pipeline of seller prospects 
  • Track Activities and Acquisitions/Sales of Properties 
  • Provide reports on activities, wins, appointments, priorities, and issues/challenges 
  • Generate Reports of Individual KPIs, Closings, Pipeline, and Activities 
  • Review and analyze properties for acquisitions (Run Comps and Rehab Calculation) 
  • Review seller information and prepare for seller appointments 
  • Respond/Follow Up with all seller leads and close on them 
  • Negotiate with sellers on properties/purchase agreements 
  • Prepare and make offers on properties that meet company criteria 
  • Build rapport with the sellers to overcome objections to get the deal signed 
  • Increase the revenue and profits for the company by procuring contracts to purchase real estate at an acceptable ratio 
  • Close contracts in a timely manner 
  • Attend business meetings and training as required 
  • Perform other administrative duties, tasks, and special projects as assigned 
  • Someone who takes an ownership mentality in all that is done in this position

Qualifications

  • Bachelor’s Degree 
  • 3-5+ years of Sales and closing experience in a Real Estate Investment Firm, Brokerage, Mortgage Firm, or similar is preferred but not required
  • Must have a valid Real Estate License
  • Excellent understanding of the real estate market conditions and how to utilize market analysis
  • Able to work Full-Time Hours. 40 hours a week
  • Ability to work some nights 
  • Pass criminal background check 
  • Limited travel as required, 25%. Have reliable transportation
  • Must be results-driven and have the mindset to want more financially 
  • Must be ambitious and driven! We’re looking for a real “Go-Getter” who wants to serve & add value, and get results 
  • Proven track record of successfully closing sales and deals in the past
  • Be a team player who thrives working with a tight-knit company 
  • Outstanding written & verbal communication skills 
  • Must possess problem-solving skills 
  • Excellent time management skills and ability to adhere to schedules/deadlines 
  • Self-motivated with proven ability to succeed – wants to grow both professionally and personally 
  • Strong relationship management 
  • Resourceful team player and a positive “can-do” attitude 

Compensation
$65,000 - $85,000
