We are hiring for a talented Residential (Single Family and Small Multi-Family) Rehab Construction Project Manager.

This Ohio Cash Buyers Project Manager is a detail-oriented, results-driven overachiever and can prove it! Come help us build an empire within the Real Estate Investment world. Our company buys 20+ homes every month and rehabs, rents, or flips ½ of those. Due to our heavy investment in TV advertising and our 2021 expansion efforts, our company is growing quickly and our Construction Division is looking for an experienced Project Manager to be the driver of this division's success.

The perfect Ohio Cash Buyers Project Manager will be a tech-savvy construction leader who is skilled in managing and coordinating a team of contractors, subs, and vendors in order to complete a high volume of residential rehabs. Our construction goal is to deliver a quality product in an efficient manner that provides our customers with a home they can enjoy for years to come while maximizing our company revenue. We have a full pipeline of homes being remodeled each year and are willing to invest in the right person. OCB Project Managers must be willing to learn and grow at all times and thrive in a team environment with extreme accountability.

The job is TWO things, and you cannot do the job if you do not have a perfect command of both things:

1 - The actual rehab side. Knowing the highest and best use of a home. Knowing when to open up a wall, where to add can lights, the best bang for the buck improvements to make, etc. You’ll need code knowledge and you’ll have to know how to speak the lingo with every single trade, supplier, and person.

2 - You have to have a VERY good command of people and all things psychology. It’s easy to rehab a home, it’s an entirely different thing to be able to manage 20 open projects, 50 vendors, and subs, schedule things to turn in a job on time, know how to manage, discipline, and fire crews as needed, and how to do so artfully and tactfully in a way that ensures our company’s success. Managing crews is all about psychology, it’s not about “construction” though you do have to have superior knowledge to the person you’re managing, of course.

If you know this industry, you know at least 80% of the crews out there will NEVER be a fit for our investment office! Most are crap, do crap work, or are total rip-offs. A few are great but severely overpriced and we’ll never be able to afford them. Many have no clue what they’re doing but will lie and tell you they do. We do NOT hire crews that need frequent draws and can’t afford to run their own business properly and pay their staff. We buy larger materials, but if they need to call us for a $265 order from Home Depot on our credit cards, we do not hire that crew. We pay fair prices for quality work. We’re not looking for the cheapest price, but we’re also not ever willing to pay retail homeowner pricing. If you can’t manage crews of that middle-ground variety, you will fail here. We tend to pay 10-15% more than other investors.

As such, one of the most important parts of the job is that you have the knowledge and ability to CONSISTENTLY BRING IN QUALITY CREWS AND SUBS! Even though this is challenging, honestly, it’s pretty simple. Once you develop the right relationship with a few great crew leaders that have 2-4 crews under them each as we’ve always done here….you’ll be all set! Simply keep those relationships happy and you’re not always having to seek new ones as we expand. Your plate will be full here, so your ability to see projects through to the end quickly and completely is vital.

Compensation:

Total pay includes salary + generous bonuses for on-time/on-budget completions.

$55,000-65,000 Base Salary + Commission = Total pay range of $95,000-$125,000 annually. Review at 90 days, plus benefits including PTO, Sick days, Health Insurance, and 401K match after a qualifying period, bonuses, etc! Responsibilities

  • Manage all aspects of construction and rehab from initial design, to the coordination of schedules, inspections during various construction phases, monitoring permits, and daily oversight of subcontractors and project progress
  • Establish and maintain each project's Scope of Work
  • Ability to ALWAYS see a home’s highest and best use and deliver the correct final product. Do we need to open up a wall for flow? Do we need to add a bathroom? Should a basement be finished?  There’s only one correct answer at every single home and it’s vital you have this vision
  • Ability to quickly learn the nuances of our 4 different sales methods so you know on-site, at initial inspection, the best use for each property (rental, sell as-is, retail rehab, etc)
  • Obtain estimates and bids from subs and vendors, plan material and purchase orders, ensure work is within project scope and manage subcontractors' progress against plan
  • Anticipate upcoming roadblocks and eliminate or solve problems to complete projects on time by being proactive.
  • Weekly reporting to Company Leadership on project schedules 
  • Ability to fully inspect every aspect of a house, quickly estimate a rough budget for labor and materials, and deliver thorough information so our sales team can properly negotiate home purchase prices with sellers
  • Ability to manage the full project from initial inspection, to SOW creation, crew hiring, QC inspections during open construction to finalizing the project. A true cradle to grave solution

Qualifications

  • 5+ years of experience in construction management
  • Expert knowledge of construction processes
  • Positive, problem-solving mindset
  • Proven production of quality results (give us some proof and show us some of your previous work!)
  • Command and control of all vendors, crews, trades, etc. Negotiating is a very heavy part of the job and you need a good understanding of psychology, how to win people over to your ideas, and how to obtain performance from all parties while creating win/win relationships.
  • Detailed understanding and adherence to safety and building standards that comply with all company, local, city, state, and federal guidelines
  • Must be comfortable using CRM software
  • Must be very comfortable with all tech, CRM, Word, Excel, new Apps, site drawing programs, online hiring boards to obtain crews, heavy phone and networking skills, and able to think outside the box to get projects completed on time. 
  • A PM certification or degree is preferred but not required.

Compensation
$95,000 - $125,000 yearly
