Our leading real estate investment firm is looking for a professional property manager to be the General Manager of Port St Lucie's newest 55+, Luxury Rental Community. The ideal candidate will have high energy, a positive outlook as well as strong customer service and team-building skills. Build your dream team from day one to lease-up and manage ongoing operations of Encore At Tradition, the most luxurious rental community on the Treasure Coast.

This position requires someone who has strong computer skills, is able to take initiative, is well organized, detail-oriented, and able to speak in front of large groups. Prior lease-up and community management experience are needed.

  • Monitor all new prospects and incorporate findings into marketing campaigns to help increase company growth
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
  • Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process
  • Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants
  • Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction

  • Hire and train Lease-Up Team, Maintenance Team, and Activities Coordinator
  • Motivate and instruct staff to achieve maximum performance
  • Ensure all leases and other Resident forms are completed in compliance
  • Help create and organize marketing initiatives
  • Ensure community operations are in line with Developer objectives
  • Monitor local rental rates
  • Implement leasing, operation, and maintenance policy and procedures
  • Develop Budgets
  • Maintain Resident relations through communication, problem resolution, and site events
  • Maintain developer reports
  • Dispute resolution
  • Maintain approved Vendors and obtain bids to ensure the best pricing
  • Implement Resident retention program
  • Oversee unit turnover tasks to ensure rent loss is minimized
  • Walk community and units to ensure developer standards are maintained
  • Manage all aspects of day to day operations of the community and staff

  • Possess ability to connect with a variety of personalities on the phone and in person
  • Past sales experience is preferred
  • High School Diploma or GED required
  • Basic understanding of MS Office
  • Exquisite presentation and negotiation skills

  • High School Diploma or equivalent
  • 5+ years experience as Community or Portfolio Property Manager
  • 1+ years of Yardi software experience
  • Lease up experience a plus
  • Above-average Microsoft Office skills
  • Team building and motivational tendencies
  • Practices Servant Leadership
  • Ability to be on call when necessary
  • Positive nature and ability to resolve conflict calmly and logically
