Looking for an individual that wants to grow, and grow a property management a self-starter, a property manager that wants to get in on the ground floor. All the infrastructure, systems, and marketing are in place, there is a great name and reputation, and doors already on the books. The Property Manager is responsible for helping grow the property inventory, maintaining rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for a prudent property manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue.

As the Property Manager, you would handle all aspects of managing rentals under Coldwell Banker Professional Group. This includes handling all relations with property owners, prospective applicants, tenants, vendors, and the community. To successfully navigate the above activities, one must possess strong skills in communication, attention to detail, organization, problem-solving, and conflict resolution.

To ensure the long-term success of the Coldwell Banker Professional Group brand, anyone operating in the Property Management Division must be willing to share and make strides towards the company goals on top of the goals specific to the division. Doing so would include attending company-wide meetings and training, as well as to be willing to step outside the typical day to day activities of property management.

  • Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
  • Resolve tenant complaints to satisfaction and in accordance with our high quality of property standards
  • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
  • Create budgets, collect rent, pay bills and perform other duties to make certain financial objects are being met
  • Monitor incoming leads and prospects and then incorporate into marketing campaigns to help increase lease numbers
  • Advertise and obtain referrals in order to attract new tenants
  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing

  • Meet with prospective clients (owners)
  • Sign property management agreements (if licensed)
  • Advertise rentals for rent/lease
  • Screen tenant applicants
  • Place tenants
  • Collect tenant rent
  • Complete property inspections
  • Complete daily, weekly and monthly bookkeeping
  • Continuously be up-to-date on local, state, and federal laws
  • Handle tenant move-out’s and returning deposits
  • Coordinate unit turn-overs to re-rent the properties
  • Set goals to grow the division and expand clientele

  • Flexibility in schedule to include working both evenings and weekends
  • Customer service or real estate sales background preferred
  • Basic understanding of MS Office
  • Exquisite presentation and negotiation skills
  • Great with people– warm, friendly and helpful in person and on the phone
  • High School Diploma or equivalent

  • A valid Property Manger or Real Estate License

$40,000 - $55,000 yearly
