Position Description:
Reporting to the Vice President of Purchasing, the Purchasing Manager position is a hands-on role, responsible for the day-to-day Purchasing. This candidate will obtain and maintain the best qualified and best-priced products and labor contracts to build homes. Manage and direct purchasing staff and qualify trade partners based on pricing and effectiveness.

Responsibilities

  • Develop, lead, and execute purchasing strategies.
  • Manage bid process for architectural plans to subcontractors and vendors.
  • Track and report key functional metrics to reduce expenses and improve effectiveness.
  • Initiate, negotiate, and contract all labor and materials associated with home construction.
  • Ensure base house and option costs are accurate, complete and in the building software program.
  • Forecast price and market trends to identify changes.
  • Perform cost and scenario analysis, and benchmarking.
  • Assess, manage, and mitigate risks.
  • Seek and partner with reliable vendors and suppliers.
  • Monitor and forecast upcoming levels of demand.
  • Manage costs of upcoming and existing projects.
  • Oversee permitting and timelines of obtaining permits.
  • Manage and provide accountability to the accountable purchase order system.
  • Maintain accountability and responsibility to overall margins.
  • Responsible for purchasing activities, Trade Partner relations, contract administration and cost negotiation.
  • Knowledge of the permitting process, plot plans, building plans, etc.
  • Proficiency in reading and interpreting blueprints.
  • Design and review new floor plans and ensure efficiencies.
  • Understand the buyer profiles serviced to ensure the right products are offered in the selection rooms/model homes.
  • Collaborate with the Design Center Manager to ensure staff is fully trained on the product offerings.
  • Attention to detail and accuracy

Supervisory Responsibilities

  • Directly supervises the purchasing department.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include interviewing, hiring, and training employees and trade-partners; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Extremely well-organized, flexible, ability to prioritize workloads, meet deadlines and work well under pressure.

Qualifications

  • Three years of recent experience in construction estimating within an organization with a minimum of $30 million in annual construction.
  • In-depth understanding of construction costs, processes, and systems.
  • Team player with a great attitude, emotional intelligence, and drive for results.
  • Strong qualitative and quantitative abilities and excellent problem-solving skills.
  • Demonstrate excellence in managing efficiency, systems, processes, and reporting.
  • Competent in using MS Office Suite.
  • Ability to work in a fast-paced and growing environment.
  • Willing to take the initiative.
  • Demonstrate keen attention to detail, and showcase organizational abilities and leadership qualities.
  • Strong oral and written communication skills.
  • Be creative and take ownership.

Preferred Qualifications:

  • BA or MBA in Business or related field.
  • Experience with at least one construction management system.

Compensation
$90,000 - $105,000 yearly + Incentives
