Dreamstone Property Management is currently looking for a Property Manager of Single-Family Homes to help manage our single-family corporate staff. Dreamstone is a vertically integrated real estate firm that specializes in Multifamily and Single-Family Dwellings and manages the daily operations of maintenance, renovations, and general property enhancements.

Responsibilities

Administrative: 

  • Effectively manages and leads the corporate team. 
  • Ensures that staff is operating effectively in accordance with Company standards. 
  • Works closely with President of Property Management in the implementation of company’s policies and procedures, and Best Practices. 
  • As appropriate, approves disbursements that exceed the corporate team’s approval authority. 
  • Ensures regulatory and local law compliance. 

Real Estate Expertise 

  • Create, mentor, and manage a positive work environment. 
  • Oversee and manage various property management issues such as, repair and maintenance requests, property emergencies, lease administration, and non-payment issues. 
  • Oversee corporate team who advertise vacant apartments, screen prospective tenants, and negotiate lease terms. 
  • Monitors the team's performance relative to the Strategic Business Plan strategies and the related budgeted goals and objectives. 
  • Monitor monthly rent collection, including late payment notifications. 
  • Recommends appropriate value enhancement strategies as appropriate. 
  • Oversee and assist in coordinating maintenance and cleaning schedules with the maintenance team / vendors. 
  • Set comprehensive team goals for performance and growth. 
  • Enforce policies that promote company culture and mission. 
  • Manage Inspections of vacant units, oversee repairs, and planning of renovations. 
  • Prepares reports by collecting, analyzing, and summarizing data and trends. 
  • Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations and events. 
  • Manage relationships with partners/vendors. 

Tenant Relations 

  • Coordinate and implement annual tenant surveys and evaluate the results. 
  • Support and maintains relationships with key tenants. 

Budget/Fiscal 

  • Reviews and approves the annual budgets for the SFH division and individual properties prior to submission to asset managers for fiscal approval. 
  • Monitors the team's performance relative to the Strategic Business Plan strategies and the related budgeted goals and objectives. 
  • Supports the teams in their efforts to manage operating expenses and major delinquency problems. 
  • Work closely with Company Accounting to ensure all reporting is done on a timely basis. 
  • Being involved in budget process, ensuring timelines are met and accuracy and standardization in reporting, as outlined in the Company Best Practices. 
  • Accomplish financial objectives by meeting rent collection targets; paying bills on time; forecasting requirements; preparing annual budgets; scheduling expenditures; initiating corrective action. 
  • Accomplishing organizational goals by accepting ownership for new and different requests; explores opportunities to add value to job accomplishments. 

Communications 

  • Effectively communicates in both verbal and written format. 
  • Conveys essential information concisely and in a timely manner throughout the organization, as appropriate. 
  • Facilitates clear and concise communication by property managers directly to asset management and senior management, and vice versa. 
  • As appropriate, assists and supports firm marketing efforts and asset managers and senior managers in effectively communicating with Company’s current and prospective partners/tenants. 

Training 

  • Provides orientation and initial training of SFH team. 
  • Trains employees on Company policies and procedures, Best Practices. 
  • Ensures that all employee training needs are assessed, and necessary training programs are designed and implemented to meet staff requirements. 
  • Assist in development of employee's needs. 

Performance Management 

  • Be aware of all property management issues. 
  • Assess and communicate staff performance against organizational goals. 
  • In accordance with Company’s policies, reviews all established goals and objectives with all staff in a timely manner. 
  • Evaluate staff, counsel, and recommend areas for improvement. 
  • Makes annual salary recommendations based on overall performance ratings for property managers, and reviews and approves property managers’ salary recommendations for the management office staff. 

Employment Process 

  • Manages all corporate staff. 
  • When hiring corporate teams, check references and coordinate interviewing process. 
  • Takes appropriate action, when necessary to reward, reprimand or terminate property managers. 

Goal Setting 

  • Implementation of organizational strategies, goals, and objectives to ensure efficient operations.  
  • Establishes written goals and objectives relative to properties. 
  • Establishes written objectives/strategies with individual employees relative to each position. 
  • Provides guidance and motivates employees.  
  • Monitor all the above to ensure consistency with expectations. 

Leadership and Management 

  • Reports to the President of Property management. 
  • Participates as an active and contributing member of the Senior Management Group and other sub-groups as appropriate. 

Maintains a constructive and highly interactive relationship with the other departments to maximize portfolio value and streamline reporting, including but not limited to: 

  • Operations on insurance, crisis preparedness and crisis avoidance, employment, and other legal matters at the property level. 
  • Accounting on reporting and cash flow issues, budgeting, monthly and annual reporting, forecasts, etc. 
  • Operations on employment-related issues. 


Qualifications

We are looking for the following:

  • Active Georgia Real Estate License required. 
  • Experience with managing a team of 15+. 
  • Minimum of five (5) years of experience in property management, with a progressively increasing level of responsibility, with at least three years as a multi-site regional property manager or community manager. 
  • Advanced proficiency with property management software, preferably AppFolio, as well as MS Office applications (Outlook, Word, and Excel software). 
  • Proven experience in successfully leading and developing teams. 
  • Excellent organizational skills, with the ability to work under limited supervision while maintaining a high degree of accuracy and production. 
  • Superb customer service orientation and effective oral and written communication skills, along with a positive and professional attitude. 
  • Ability to read and interpret documents such as leases, operating instructions, and procedure manuals. 
  • Personal vehicle. 
  • Ability to work and travel weekends, as needed. (Rare occasions). 
  • Driving to a client or property is sometimes required. 

 

Compensation
$69,000 yearly
