A Wilmington-based full-service real estate investment company is hiring a Property Manager. This position needs an entrepreneurial spirit who is responsible for achieving excellence in organization and support for the company. This requires excellent customer service, impeccable organization and communication skills, and the ability to retain and generate business.

$45,000 - $50,000 + rapid growth potential

  • Economic Occupancy [93%]

  • Responsible for overall performance of portfolio. This includes all leasing, management and maintenance activities


  • Run monitor, analyze and share all monthly reports
  • Responsible for meeting all monthly lead measures
  • Approve all bills in software
  • Update and maintain client and resident data in software
  • Respond to all requests within 24-hours
  • Manage lease renewals, rental licenses and L/T Process
  • File L/T Paperwork and attend court
  • Rent Collection and Delinquency calls
  • Manage the initial onboarding of new client’s portfolio(s)
  • Oversee the entire operation of the portfolio including but not limited to the financial aspect, property showings, move-ins, notices to vacate, move-outs, unit turns, daily management and inspections


  • A minimum of three-years experience as a Property Manager
  • Experience having a team report up to you
  • Fair Housing education, willingness to obtain prior to interacting with prospective residents
  • Demonstrate and ability to support and contribute to community team
  • Demonstrate strong oral and written community skills
  • Competence in operation of telephone, Microsoft Office including Word, Excel and MS   Outlook, Dropbox
  • Appetite to learn Appfolio
  • Must possess a positive attitude and the ability to smile under all circumstances
  • Participate in training in order to comply with new or existing laws
  • Neat clean, professional at all times throughout the workday and/or whenever present at the communities
  • Comply with company expectations
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
