Property Manager needed for Rentwell, a leader in property development, in Philadelphia, PA. The ideal property manager must be able to manage a portfolio of properties and possess strong leadership and customer service skills in dealing with tenants, ownership, and vendors. This position will be responsible for enforcing regulations, preparing budgets and increasing the value of the properties.

Candidates should exhibit natural leadership ability, strong relationship-building skills, and be a flexible team player. They must have a strong sense of urgency with attention to detail and the ability to work in a fast-paced, deadline-driven environment. This individual must be an independent decision-maker, self-sufficient, and self-directed in their activities. It will also be important that the candidate uses a combination of persuasion/consultation, focused on forming a strong relationship in tandem with regard to problem-solving and, when dealing with agent issues, is focused on problem-solving and assessment of specific needs for that individual.

Compensation

  • Salary: $45,000-$50,000

Responsibilities
  • Show units and generate excitement from prospective tenants to ensure all units are leased in a timely manner
  • Coordinates and oversees on-site operations including budget implementation, vendor relationships, contractor workmanship, rent collections, accounts payable, etc. to ensure smooth operations of the property
  • Monitor all new prospects and incorporate findings into marketing campaigns to help increase company growth
  • Collects rent, pays bills, schedules and keeps track of expenditures to help ensure financial goals
  • Research local rental rates and calculate costs so pricing is in line with current market conditions

  • Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
  • Coordinates and manages all facets of resident move-in and move-outs including processing applications to ensure smooth processes
  • Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly
  • Monitor incoming leads and prospects and then incorporate them into marketing campaigns to help increase lease numbers
  • Advertise and obtain referrals in order to attract new tenants
  • Lease Renewals: Work with residents and owners to negotiate renewal terms
  • New Owner Onboarding: Manage the initial onboarding of new client’s portfolio(s)
  • Manage Invoice Approval: Pay vendor invoices and ensure owners have the funds and that vendors have photos uploaded
  • Schedule ALL inspections
  • Troubleshoot and schedule daily work orders
  • Settling up utilities as needed 
  • Monitor Delinquencies, File and attend Court for Landlord Tenants cases
  • Establish and adhere to preventative and seasonal maintenance programs
  • Respond to all maintenance requests within 24-hours
  • Create bills for work orders in software
  • Ensure accurate description and before/after photos are in a work order
  • Answer calls by the third ring, or return calls by the next business day
  • Update and maintain client and resident data in software
  • Assist with vendor and owner maintenance billing questions
  • Set expectations with vendors to ensure they understand Rentwell’s Expectations
  • Ensure vendor, resident, and owner contracts are up-to-date, including insurance certificates
  • Rental License application and inspection coordination
  • Rental License U&O paperwork and inspections
  • On-Call Rotation

Qualifications
  • Enjoys negotiating and cultivating a rapport with clients and team members
  • Great with people– warm, friendly and helpful in person and on the phone
  • Able and willing to work both evenings and weekends

  • Excellent computer skills, including G-Suite, DocuSign
  • Excellent communication- over-communicate 
  • High School Diploma or GED required
  • Exquisite presentation and negotiation skills
  • Familiarity with maintenance is a plus
  • Fair Housing education, willingness to obtain prior to interacting with prospective residents
  • Demonstrate an ability to support and contribute to the community team
  • Demonstrate strong oral and written community skills
  • Must possess a positive attitude and the ability to smile under all circumstances
  • Participate in training in order to comply with new or existing laws
  • Neat, clean, professional at all times throughout the workday and/or whenever present at the communities
  • Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem
