We are seeking a Property Manager for our beachside community, Admiral's Walk, in Jacksonville, FL. Surrounded by lush landscaping, and nestled away from traffic, this hidden gem of a community is the ideal location for all types of families to call home. The Property Manager is responsible for overseeing the day-to-day operations of the property, such as the collection of rent, ensuring the timely completion of maintenance requests, controlling delinquency percentages, rule compliance, showing and preparing homes for sale, and more.   • Rent collections and controlling delinquencies
  • Rule enforcement and resident relations
  • Tour property regularly to identify needs to maintain and enhance community appearance and resolve issues in a timely fashion.
  • Comply with, communicate, and enforce all federal, state, and local health and safety laws to meet OSHA requirements.
  • Enforce and recommend safety systems, policies, and procedures to ensure a safe working environment.
  • Identify and communicate significant operational issues to regional, including government/township issues, accident injuries, and employee or resident events.
  • Compose and issue legal notices to residents in a timely manner for operating policy violations (i.e., pets, pending eviction warnings, home site maintenance, parking & speeding ordinances, and visitors).
  • Process resident applications, prepare leases, and move in paperwork.
  • Order or direct the ordering of goods and services needed to operate and maintain the community.
  • Negotiate vendor service contracts.


  • High school diploma, GED, or equivalent
  • 2 years of residential property management experience required
  • Working knowledge of Manage America is a plus
  • Solid knowledge of MS Office Suite
  • Ability to adapt to changing priorities
  • Conflict Resolution and conflict management experience
  • Ability to multitask
  • Excellent communication skills and interpersonal abilities
  • Must possess professionalism and be a team player
  • Valid Driver's License
