We are a leader in property development and management, and we are expanding our portfolio with new developments. We’re looking for the best and brightest Property Manager in the area to lead our team at our newest location(s).

A successful Property Manager will be professional at all times, exhibit strong organizational skills and enjoy a fast-paced environment. The ideal candidate will also display excellent business judgment, have an acute concern for customer satisfaction and possess a strong sense of fairness and integrity as they manage and oversee a significant new real estate asset.

The ideal Property Manager must be able to manage a portfolio of properties and possess strong leadership and customer service skills in dealing with residents, board members, vendors; enforce regulations; prepare budgets and process financial matters, and attend board meetings (day or evening). Must have strong computer skills, be able to take initiative, well organized, detail oriented, and able to speak in front of large groups. Prior experience in property management is a bonus.

Responsibilities
  • Coordinate timing of resident move-ins and move-outs with application processing
  • Maintain vendor relationships
  • Accomplish all financial objectives by forecasting budgets
  • Assist residents with day to day tasks, as a part of the community’s concierge program
  • Collect security deposits
  • Daily interaction, to help, and problem solving of any needs of tenants in current properties managed by BOSS Management
  • Coordinate and schedule work orders with the Maintenance Techs, confirm work is completed, confirm with tenant the issues are resolved and completed
  • Investigate and resolve tenant complaints
  • Monthly email and follow up texts and calls to current tenants during owner payment week, for rent collection
  • Updating current tenants/properties within App Folio (own online system to track properties, tenants, owners, tasks)
  • Monthly delinquency review meeting with VP of Property Management
  • Schedule Move Out’s with tenants and schedule Maintenance Tech's to turn property and hand off to Leasing to lease property
  • Communication with property owners regarding on boarding, rent increases, vacancies, maintenance work orders
  • Handing off clients to dispositions department when clients express they are ready to buy
  • Communicate daily with the needs of the team
  • Coordinate and work with project manager and vendors to schedule turns on properties
  • Working with owners on certain high level tasks related to property management and reporting

Qualifications
  • Must have a valid Real Estate License
  • Enjoys negotiating and cultivating a rapport with clients and team members
  • Flexibility in schedule to include working both evenings and weekends
  • A successful and proven sales history
  • Excellent computer skills, including Microsoft Office Suite
  • High-energy and enjoys a fast paced environment
  • Previous experience in property management or other related fields
  • Bilingual preferred
  • Familiarity with leases and nuances of rent to own, section 8, land contracts
  • Ability to build rapport with tenants
  • Ability to multitask and prioritize
  • Ability to thrive in a fast pace and changing environment
  • Excellent written and verbal communication skills
  • Competency with computers, Mac and PC preferred
  • Comfortable with technology and working within multiple computer or online based
  • systems
  • Comfortable with hard conversations or confrontations with tenants or vendors
  • Self motivated and driven to solve problems
  • Can work nights and some weekends related to business needs
  • Has the ability to recognize, create and make efficient company's standard operating procedures
  • Handle multiple needs at the same time, and keep “trains running on time”

Compensation
$45,000 annually
