Reporting directly to the Chief Operating Officer, the Planning Director's activities include providing strategic and tactical guidance to address client objectives and concerns during zoning or rezoning actions, during comprehensive transportation planning efforts and roadway design projects, and project development processes. Other key responsibilities include leading rezoning efforts, conducting land use and transportation due diligence for clients and attorneys, reviewing and/or writing zoning reports, reviewing, and researching technical documents for local code compliance, and interfacing with local and state government planners and decision-makers, and providing other consulting services.

Responsibilities

  • Support land use attorneys with land use and zoning applications and projects
  • Draft land use applications, such as re-zonings, special use permits, wireless telecommunications facilities applications, and architectural review board applications
  • Review correspondence from local planning staff and draft responsive correspondence 
  • Draft ordinance amendments, proffers, and project descriptions in support of rezoning applications
  • Coordinate with other development project team members, including clients, landowners, architects, engineers, and other consultants
  • Analyze land for development potential and prepare reports about the land use and zoning rules and regulations affecting the property and required for the development of the property for specific uses
  • Attend and participate in community meetings, Planning Commission, Board of Adjustment, Board of Commissioners, and City Council meetings and hearings to monitor proposed legislation, and to provide support for client land use applications
  • Research zoning ordinances, comprehensive plans, and architectural design guidelines for various jurisdictions throughout North Carolina
  • Attend meetings with clients, land use attorneys, and county and municipal staff to discuss development proposals
  • Coordinate outreach to, and respond to inquiries from the public, special interest groups, and others regarding development projects 

Qualifications

Minimum Qualifications: 

  • Excellent oral and written communication skills 
  • Strong attention to detail with the ability to manage multiple priorities and track extensive details 
  • Ability to establish and maintain good working relationships with clients and all levels of personnel and handle confidential information sensitively and discreetly 
  • Ability to work independently and as part of a team in a fast-paced environment, while demonstrating initiative, diplomacy, and tact when under pressure 
  • Proficiency in the Microsoft Office suite

Required Licenses, Certifications, and Experience: 

  • Bachelor’s degree 
  • 1-2 years of experience working on real estate project development 
  • Available to work overtime, as required, including evening public meetings 

Preferred Qualifications: 

  • 3+ years of experience working on real estate project development 
  • Master’s degree in urban and environmental planning, urban design, real estate development, or related field 
  • Member of American Planning Association (“APA”) 
  • Member of American Institute of Certified Planners (“AICP”) 

Compensation
$100,000 - $150,000
