Full-Time Opportunity.
A maintenance technician is responsible for cleaning, maintaining, and repairing building fixtures including lights, locks, windows, doors, window and door screens, flooring material, gutters, drains, and basic grounds upkeep. The maintenance technician will take care of maintenance duties involving carpentry, painting, plumbing, and electrical repairs to guarantee that the building is properly and safely maintained. The technician will also be responsible for similar maintenance needs in vacation rentals and managed properties.

Duties include performing routine preventive maintenance to ensure operationally efficient and quality of building conditions in both a residential and commercial environment.

• Perform maintenance tasks such as carpentry, painting, plumbing, and electrical repairs to ensure proper maintenance.
• Clean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors, gutters, and drains.
• Operate and perform routine maintenance and repairs on HVAC equipment and related systems.
• Basic grounds upkeep required. (Full lawn service is outsourced.)
• Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.).
• Knowledge of electrical and plumbing codes and maintenance requirements.
• Professional communication skills (phone, interpersonal, written, verbal, etc.).
• Professional customer service skills.
• Interpretation and completion of verbal and/or written instructions at a proficient level.
• Time management and time-critical prioritization skills.
• Self-motivated, proactive, detail-oriented, and a team player.

• Must have previous maintenance experience
• Knowledge of both residential and commercial property maintenance, but not required.
• Problem-solving and a customer service-focused mentality are a must.
• Must be willing to be on call.
• Must be able to travel to properties around Galveston.
• Must be a self-starter and be able to work independently, as well as anticipate and prepare for unexpected maintenance needs.
• Must maintain a level of professionalism and communicate effectively.
• Must handle tenant complaints according to policies and procedures.
• Possess the highest work ethics, personal morals, and honesty beyond reproach.
