The Maintenance Operations Manager is directly responsible for the operation, maintenance, repair, renovation, and safety of all properties. You strive to maximize efficiency and productivity of your managers and their technicians while thoroughly addressing all tenant repairs and safety concerns. You are crucial in planning, supervising, and monitoring all capital improvement projects to ensure timely completion and within budget.

The ideal candidate should be a natural leader who possess expert knowledge in residential repairs and general construction, while having a continuous improvement mind. You must be an effective communicator and manager or resources, including people. Very competitive pay will be awarded to the candidate with the right FIT!


  • Supervise all aspects of maintenance, repair, renovation, and construction projects 
  • Supervise all maintenance personal, both staff and contractors 
  • Ensure timely completion of outstanding work orders to Company standards 
  • Communicate daily with staff, contractors, and tenants to efficiently run the department 
  • Reach out and build strong relationships with new and current contractors for future projects 
  • Enforce safety regulations and company policies are followed across the board for all maintenance staff and contractors 
  • Perform routine inspections on all properties to ensure safety regulations are followed and all HVAC/plumbing/electrical systems are performing well 
  • Meet daily with other managers to debrief on work orders and projects for timely completion 
  • Interview and screen new employees 
  • Train and provide guidance to all maintenance staff 
  • Research and evaluate all current and potential products used in the maintenance and upkeep of the property 
  • Initiate and suggest plans to motivate workers to achieve Company goals 
  • Analyze and resolve critical maintenance problems in a swift and concise manner



  • High School Diploma (or equivalent) 
  • Post Secondary Education (preferred but not required) 


  • 15+ years in combination of HVAC, Plumbing, Electrical, Appliances, Turning Units, and Carpentry 
  • Expert knowledge in residential/commercial renovation 
  • Expertise with Microsoft Project and MS Office, and general computer knowledge 
  • Knowledge of Virginia construction codes and OSHA regulations 
  • Highly organized, concise, and able to perform well under stress to meet deadlines 
  • Effective communicator and manager 
  • Excellent leader and motivator 
  • Ability to manage a variety of contractors and employees
