The Maintenance Division Manager is accountable for the performance of all maintenance crew members. He/She is responsible for the crews maintaining the schedule in a timely manner, ensuring that any customer who has issues is rectified, and ensuring the employee handbook is being enforced.



  • Develop the most efficient organizational structure that provides for 35% annual growth
  • Maintain truck schedules
  • 3 man crews need to be able to complete 12 houses in an 8-hour day
  • Use GPS to minimize travel and idle time
  • Keep all trucks and drivers DOT ready
  • Run GPS reports daily to ensure trucks are staying on route, not wasting company time & fuel, and see how much time is spent at each property to make sure it is given the proper time
  • Get daily field reports from Field Supervisors and Crew Leaders; review
  • Recognize success
  • Ensure all performance reviews are completed by supervisors


  • Meet new and current lawn maintenance clients on a routine basis
  • Schedule new services
  • The goal is to pick up 3-4 new clients per week
  • Look for enhancement opportunities to better serve Pebble Creek clients
  • Stress with lawn service crews to be proactive


  • Review performance reports from all crews at least once per week with supervisors
  • immediately address deficiencies. Let supervisors handle required corrective action
  • Handle all customer complaints
  • Check our performance with customers, are they delighted?
  • How can we improve, action plans to implement improvements?
  • Email or call all clients personally each month


  • Monitor fuel reports; edger blades, and oil consumption of all crews, control costs
  • Track by truck
  • Ensure we have sufficient equipment to reach growth objectives
  • Do all crews have what they need?
  • Implement LEAN, 5-S process in shop and trucks
  • Work with a maintenance repair technician to keep all equipment fully operational
  • Preventative maintenance plan in place and functioning effectively
  • Review the equipment repair log to identify replacement needs


  • Manage compensation, stay competitive in the area
  • Develop an incentive plan and maintain effective incentives for crews
  • Celebrate success, hold some kind of event at least quarterly
  • Address all employee issues with crews directly
  • Interview, hire & fire lawn care workers
  • Make sure to maintain a labor pool of employees ready to hire at all times
  • Create a training procedure for new hires, one that shows them the Pebble Creek way (stringing a line trimmer, setting the proper mowing height of mowers, how to change edger blade proper height to weed eat, and directions for mowing).
  • Ensure Employee Handbook is being enforced at all times
  • ensure the attendance point system is running effectively
  • Have a process in place to cover for absenteeism and turnover

Do not want supervisors behind mower


  • Hold daily meetings with the office to ensure the entire department is aware of goals successes, problems, and overall performance
  • Keep a tracking system in place to measure results
  • Tuesday 7:30 am meeting with GM & other managers to review prior weeks performance and set objectives for next week


  • 1+ years experience in maintenance/lawncare management
  • Ability to work outdoors in all weather conditions
  • Commercial Driver's License (preferred) and reputable driving record
  • Capable of operating required equipment and tools in a safe & responsible manner
  • Effective communication skills (both verbal & written)
  • Time management skills
  • Knowledge and experience in lawn care maintenance
  • A highly motivated, self-driven individual who is detail-oriented
  • Excellent attention to detail
  • Ability to prioritize and multi-task
  • Clean and professional appearance
  • Punctual and dependable

$45,000 - $60,000 yearly
