The Listing Assistant is an individual who may earn the right to be a Listing Specialist, and ultimately the Lead Listing Specialist. The Listing Assistant is passionate about achievement and draws energy from working with people. This individual may be assigned various listing duties, such as converting appointments to agreements and launching marketing action plans for listings, until he/she has proven that he/she has the skills and leadership to prospect for leads, close for appointments, provide high-level fiduciary advice on pricing strategies and staging, and negotiate contracts for listings on their own.

The Listing Assistant will relish the opportunity to take on greater responsibilities and will be eager to demonstrate his/her ability to push the team closer to achieving its goals. The Listing Assistant is deeply committed to the team achieving greater and greater levels of success, as well as to growing his/her own skills and developing into a leader within the team. As he/she succeeds in the role, this person may ultimately be responsible for hiring, training, and leading additional listing team members to profitable results.

Responsibilities

What you will do

  • Convert appointments to agreements
  • Develop expert knowledge regarding local market conditions and pricing trends
  • Consult with clients to ensure fiduciary service of the real estate transaction from initial contact through contract to close

Essential Responsibilities

  • Provide high-level fiduciary advice on pricing strategies and staging homes for sale
  • Listing Packet Prep
  • Prepare all listing information including property photos, pre-listing presentation, comparative market analysis with online property profiles, and MLS research
  • Obtain all necessary signatures on listing agreement, sellers’ disclosures, and other necessary documents and send to office broker for file compliance
  • Review and Upload Docs
  • Acquire vendor estimates and coordinate cleanings and repairs/upgrades on homes getting ready to be listed to sell
  • Coordinate photos, drone footage, Virtual Tours, and videos
  • Contact HOA for signage rules, open house rules, gate codes, HOA assessment fees, monthly fees, resale fee, demand fee, transfer fees, capital contribution fees
  • Order real estate signs and deliver lockboxes and personal protective equipment
  • Create and manage MLS listings 
  • Prepare GEO farm list for new listings
  • Coordinate all showings and public open houses
  • Follow up on all showings to gauge buyer interest and gather feedback for the seller
  • Respond to property inquired promptly in person, via email, phone, and/or text message
  • Providing assistance to the Sales Team in order to achieve the company goals
  • Schedule Agents who are interested in hosting open houses for a MWG listing
  • Provide Mark with a weekly list of dates, times, and phone numbers for the agents hosting open houses
  • Check SentryKey app for agents that showed our listing day prior and call for update that we can provide our clients with feedback
  • Communicate with the Transaction Coordinator after offer is accepted
  • Confirm with Agents once property has closed that key is removed from the lockbox and lockbox has been removed
  • Testimonial follow-up for all closed transactions, Buyers, and Sellers
  • Smart Plans- Thank you Card/ Congratulations

Management Responsibilities

  • None, though a talented performer in this role may move into a leadership position

Qualifications

  • Strong written and verbal communication skills
  • Results oriented and has the ability to take charge
  • Learning based
  • Ambitious with proven ability to succeed
  • Willing to learn scripts and dialogues
  • High school graduate
  • Real estate license
  • 1–3 years of industry, sales, and customer service experience preferred
  • Valid NV Driver’s License
