To acquire land, obtain entitlements, and oversee the land development process to bring finished lots to plat for the company.

Responsibilities

Essential duties and responsibilities include the following. Other duties will be assigned, and this job will evolve over time. You will need to evolve with it.

  • Identify properties and create purchase and sale agreements to acquire land.
  • Perform due diligence on prospective projects to include the creation of preliminary budgets and schedules; review of site-related reports, jurisdictional and plat requirements; communicate with local government to determine the viability of a development.
  • Coordinate and direct a team of consultants during the construction of a project such as engineering, land planners, surveyors, land use attorneys, et.
  • Create and maintain project schedules and report project status regularly.
  • Create bid packages as well as review and analyze submitted bids.
  • Negotiate final contracts and all change orders regarding price and schedule.
  • Coordinate the approval of entitlements and damage the execution of all land planning necessities.
  • Interface with utility companies and other public/private entities to ensure cost control and project success.
  • Work closest with the Landmark leadership team regarding assigned projects.
  • Manage the platting and final approval process.
  • Maintain budget performance and report updates regularly.
  • Lead the design, review, approval, permitting, bid, and award processes for all projects.

  • Conduct or participate in on-site inspections, startups, final walk through, turnovers, etc
  • Work with the Leadership team on company initiatives for improvement.
  • Ensure that the required documentation is completed and stored properly.
  • Review and approve all invoices and pay bills related to assigned projects.
  • Manage 3rd party property managers, attend HOA meetings, and sit on HOA boards as needed.
  • Permit all Horizontal and Vertical jobs in all municipalities.
  • Work closely with Ownership and sales manager to identify"holes in the market" as well as new opportunities for the "smart growth of Landmark".

Qualifications

  • Willingness to travel, overnight stays required.
  • Maintaining confidentiality of work-related information and materials.
  • Interpreting legal descriptions of easements, restrictive covenants, and all similar documents affecting real property
  • Performing all facets of projects such as coordination, inspection, permits, etc.
  • Managing multiple projects and maintaining focus on priorities.
  • Negotiating, evaluating, and administering contracts.
  • Establishing and maintaining effective working relationships.
  • Bachelor's degree from a four-year college or university or five to seven years of related experience.
  • Proficiency in MS Office, Google, Email, and Auto Cad.
  • Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; climb, balance and stoop, crouch or crawl; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Specific vision abilities required by this job include close vision, distance vision, color vision, and peripheral vision.
  • Regular exposure to outside weather conditions, moving mechanical parts, high precarious place.
