Are you a dependable self-starter? Have you managed Property Renovations? Then we are looking for you! We need an experienced leader who can evaluate acquired properties, prepare estimates, develop the scope of work, and oversee projects on multi-family units and single-family homes from start to finish. This position will also run the bid process, select and direct subcontractors. The Property Renovations Manager must have a truck and personal tools, be good with people, organized and a self-starter. This position is in the field and reports to the Chief Operations Officer. The travel is local and may include some general maintenance projects.

Responsibilities

Maintenance

  • Manages the general repairs for rentals
  • Prepares apartments in vacated units for new renters
  • Maintains an organized scheduling and tracking system to complete all maintenance requests in a timely manner
  • Develops preventative maintenance plans to decrease repairs and breakdowns

Project Management

  • Manages multiple projects and budgets
  • Produces a clear, complete, and concise project description summary, statement of work, and task list
  • Selects vendors and subcontractors, and explains the work activities and deliverables they will provide
  • Establishes timelines for deliveries and deliverables with the expected project duration
  • Prepares detailed requirements and cost estimate of time and materials
  • Performs surveys of buildings to determine required materials and subcontractors
  • Ensures a safe worksite and provides regular updates of the sites under renovation

Field Services:

  • Performs site inspections on properties the company is potentially buying
  • Takes photos to document properties, add lockboxes, and puts yard signs out on properties

Qualifications

Education, Certifications, Licensing

  • High School

Qualifications

  • Minimum 2 years experience as a Project Manager for renovations
  • Must have a truck and personal tools

Compensation
$36,000 base + unlimited bonus potential
