Construction Rehab Project Manager
Our company is a high-volume Real Estate Investment firm that buys 20-25 properties every month and we are seeking a truly amazing Construction Rehab Project Manager to manage our Rehab Division and join our team.
As the Construction Rehab Manager, your role is responsible for supervising and coordinating all tasks, SOWS, crews, repairs, and maintenance, and hiring subs and vendors to complete all phases of construction, remodeling, unit turns, and maintenance requests, pre-buy inspections, etc.
This position is responsible for consistently managing 10-15 open full rehab projects, 5-10 unit turns after a tenant vacates, 10+ inspections weekly, and more. IE: maintaining 40+ contractors, getting into tight crawlspaces, getting onto roofs, lifting more than 40 lbs, scoping out repairs on-site, creating SOWs, creating Work Orders, managing contractors and crews efficiently, Quality Control inspections, and reviewing invoices. This includes managing and visiting all job sites in the Tri-State Area.
You'll work with our entire team from top to bottom. The CEO, the sales manager who will assign inspections on properties we buy, the Property Management department, and you'll be in charge of 1 admin and a Virtual Assistant. As we grow, we'll add additional staff that will directly report to you.

The job offers a profit share bonus potential each quarter as well based on combined team achievement and progress.
This job will have a total pay package of $130,000-$150,000, solely based on your performance and skills. This breaks down as follows: Primary base salary is $60,000 - $75,000 depending on skills and experience. Then a bonus for each project completed on time and on budget. You'll be invited into our profit share group as well, where again, you can earn many thousands in bonus. And finally, 2-3x per year, for top performance, you'll be invited to join us on a specific flip house we buy for the team and earn thousands in bonuses there. All told, if you're not earning at least $130,000+ your first year, YOU have failed miserably. Not us. We will give you every tool, help, and coaching to get there. It's entirely on you to perform.
And, as mentioned above, you can add on rental properties if you desire as well and we will manage them in-house for you as part of the pay package so that in 7-10yrs, you can easily have enough rentals to retire early if you so choose!
