Our company is a high-volume Real Estate Investment firm that buys 20-25 properties every month and we are seeking a truly amazing Construction Rehab Project Manager to manage our Rehab Division and join our team.

As the Construction Rehab Manager, your role is responsible for supervising and coordinating all tasks, SOWS, crews, repairs, and maintenance, and hiring subs and vendors to complete all phases of construction, remodeling, unit turns, and maintenance requests, pre-buy inspections, etc.

This position is responsible for consistently managing 10-15 open full rehab projects, 5-10 unit turns after a tenant vacates, 10+ inspections weekly, and more. IE: maintaining 40+ contractors, getting into tight crawlspaces, getting onto roofs, lifting more than 40 lbs, scoping out repairs on-site, creating SOWs, creating Work Orders, managing contractors and crews efficiently, Quality Control inspections, and reviewing invoices. This includes managing and visiting all job sites in the Tri-State Area.

You'll work with our entire team from top to bottom. The CEO, the sales manager who will assign inspections on properties we buy, the Property Management department, and you'll be in charge of 1 admin and a Virtual Assistant. As we grow, we'll add additional staff that will directly report to you.

To succeed at this job you will most definitely need to EXCEL at the following primary traits:

  • Excellent psychology and rapport building to be able to find and work with crews and keep them happy and engaged at volume investor pricing
  • Excellent command of all things construction and code. Goes without saying.....if you don't know how to diagnose foundation issues, you won't be able to tell us what to estimate for our Acquisitions while we're negotiating with our sellers, which means we won't' be buying correctly. It's all on you to provide that inspection report with a rough estimate rehab budget so we can negotiate with our clients. We'll have you use our standardized pricing and make it a fast and easy thing, but you absolutely must have the knowledge and experience. As CEO, I've completed over 6,000 rehabs in my career, you'll need to have 500+ at a bare minimum
  • A very picky eye for detail so you turn in quality finished rehabs to the highest standards, even on a cheaper unit turn. Along with knowing how to best use space. Do you open up that wall? Where can you add another bathroom to turn a 3/1 home into a 3/2? Those decisions are vital, and we do it in nearly every house
  • Being very tech inclined as you'll work with our software, CRMS, Google Docs, and Sheets, update pics and SOWs in our CRM, handle crew invoices, make dozens of calls each week, add notes and pics to jobs, dispatch orders, communicate with vendors/Realtors/ and our team constantly, and a dozen other tech things

We are only hiring to keep up with our rapid growth into four new markets. Responsibilities

  • Manage 10-15+ open Rehab Projects at all times
  • Generate detailed project estimates and scope of work in a SIMPLE format
  • Recruit, vet, background check, reference check, and hire, crews, vendors, and subs at all times. Even when we're fully staffed with crews and vendors, we are ALWAYS adding new ones to our roster. If you've been in this business for more than 10 minutes, you know why
  • Inspect, create inspection reports, review inspection reports, and manage inspections
  • Job site visits, periodic check-ins, and QCs to ensure the crew is on schedule, etc. This is easily 35-50% of your workweek, the remainder being in the office
  • Company vehicle and gas card provided
  • Use of centralized data, document, and scheduling management system
  • Approve crew payouts and review invoices
  • Have an amazing command and control of all crews, invoices, jobs, and know how to properly hold money back at the inspection to keep us safe and avoid shady contractors
  • Certify QC inspections
  • Weekly crew, project, and department report every Tuesday at our team meeting
  • You'll meet and work with home sellers, vendors, maintenance, our internal and external staff, Realtors, and many others who represent us
  • Report KPIs and metrics on a dashboard so all team members have a high-level view at all times.

Qualifications

  • Strong knowledge of construction and code with 5+ years of relevant construction experience along with processes, job staging, creating BEST USE of every home we touch and remodel, etc.
  • Must live within 20 miles of Springboro, Ohio for convenience, travel to the site, and ability to handle emergencies if they ever arise.
  • Clean driving record as you'll be added to our company insurance.
  • The high degree of trust, honesty, and integrity
  • Ability to directly manage and train your direct reports including admin, virtual assistant, and others we'll add under/to your department as we grow.
  • Effective at project and contractor management.
  • Technology skills and experience with all listed tech above, and the ability to easily learn other estimation software and tools, CRMs, Microsoft Suite, etc. Typing 55WPM or higher
  • Ability to read and comprehend construction drawings, schematics, etc. We don't use these often, but when applying for permits, you'll need to know how to get it done!
  • Detail-oriented and an absolute perfectionist with quality. We do not treat our $150K homes any different than our $400K homes. The finished quality is the same, the only difference is the material installed. IE: Formica vs Granite, tiled showers vs shower surrounds, etc.
  • Ability to recruit, vet, interview, and hire quality contractors at affordable prices for a high-volume investment firm. NOT retail homeowner pricing.
  • A good judge of character and able to read people well to avoid scams, ripoffs, and shady people
  • Be professional and presentable
  • Communicate with Staff, Clients, Vendors, Tradesmen, Crews...etc
  • Managerial skills - You are a key manager here at the office and folks will heavily rely upon you doing great work!

This job will have a total pay package of $110,000-$150,000, solely based on your performance and skills. This breaks down as follows: Primary base salary is $60,000 - $75,000 depending on skills and experience. Then a bonus for each project completed on time and on budget. You'll be invited into our profit share group as well, where again, you can earn many thousands in bonus. And finally, 2-3x per year, for top performance, you'll be invited to join us on a specific flip house we buy for the team and earn thousands in bonuses there. All told, if you're not earning at least $120,000-$130,000 your first year, YOU have failed miserably. Not us. We will give you every tool, help, and coaching to get there. It's entirely on you to perform.

And, as mentioned above, you can add on rental properties if you desire as well and we will manage them in-house for you as part of the pay package so that in 7-10yrs, you can easily have enough rentals to retire early if you so choose!
