The Construction Project Manager/Maintenance Specialist inspects and evaluates the property, prepares the scope of work, estimates, and completes small renovation projects on multi-family units and single-family homes. This position also manages maintenance for apartment buildings and rental units including lawn maintenance. The Construction Project Manager is accountable to the Chief Executive Officer. This position is in the field and the travel is local.


Responsibilities

Apartment Renovations

  • Evaluates the property to produce a clear, complete and concise project description summary, statement of work and task list
  • Prepare detailed requirements and cost estimate of time, materials, equipment and services
  • Explain the work activities and deliverables a vendor or contractor will provide
  • Establish timelines for deliveries and deliverables with the expected project duration
  • Ensure a safe worksite and provide regular updates of the site under renovation
  • Coordinate demolition work to break down old structures and haul materials away
  • Perform small renovation tasks including drywall, trim and painting
  • Submit bills for services rendered to the accounting department for payment

Maintenance

  • Meet with clients to assess their needs for maintenance and repairs
  • Manage the repair, maintenance or replacement of faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines
  • Oversee contractors for repairs, replacements as needed
  • Initiate and complete drywall repairs, including filling in small holes caused by nails and minor dings from normal wear and tear between tenants
  • Paint apartment walls or damaged areas for new renter occupancy
  • Manage grounds keeping, including mowing grass, pulling weeds, trimming and pruning trees and shrubs, watering lawns and plants
  • Replace outside light bulbs, sweep or refresh bark or other ground covering
  • Clean fixtures, floors and other surfaces in vacated units before new renters assume occupancy
  • Maintain professional, prompt and courteous relationships with renters and contracted vendors
  • Maintain an organized scheduling and tracking system to effectively complete all maintenance requests in a timely manner
  • Develop preventative maintenance plans to decrease repairs and breakdowns
  • Ensure that proper work safety initiatives are taken prior to and during each maintenance and repair procedure

Compensation
$36,000 base + unlimited bonus potential
