KOTA Properties is seeking a professional Commercial Real Estate Leasing Agent with 5+ years of experience in the commercial real estate industry. The Senior Leasing Agent has the responsibility of complete oversight for all aspects of all properties owned by KOTA Properties, i.e vendors, negotiating with contractors, overall beautification and leasing strategy. The primary function of the Commercial Leasing Agent is to procure tenants for the properties. Candidates interested will join a fast-growing, real estate company and see it's the smaller intangible things that can make working with us so satisfying.

We require a self-motivated, goal oriented agent who has the ability to multi-task, communicate professionally, efficiently and reliably, and possess strong prospecting/sales skills. The Senior Leasing Agent will have all other KOTA Properties employees reporting to him/her.

Compensation package includes: Base Salary, Leasing Commission, PTO, Expense Account, and Mileage Reimbursement.

Base salary varies depending on experience.

  • Develop and prepare financial reports: monthly rent rolls, budgets, variance reports, etc. 
  • Assist in the review of the tenant rent, CAM, operating expense, tax, or insurance reimbursement reconciliation as required
  • Analyze data and prepare real estate reports on average asking rents, tenants in the market, historical data, and market comparisons  
  • Prepare offers, term sheets, and lease amendments  
  • Handle contract negotiations and due diligence  
  • Maintains current knowledge of market conditions, property values, and legislation that may affect the real estate industry 


  • Develop and execute marketing plans for each property 
  • Secure new and expanded business opportunities through prospecting, networking, relationship building 
  • Engage in local business community and charitable events, as well as industry and professional associations for the purpose of creating new contacts and generating new business  

Tenant Relations

  • Build and maintain a positive, mutually beneficial relationships with tenants 
  • Conduct periodic inspections of the property ensuring compliance with leases and proper upkeep of the property 
  • Negotiate lease terms for prospective tenants and renewal terms for existing tenants 
  • Accompany prospective clients to property sites to discuss property features, leasing rates, and terms  
  • Communicate with tenants via mail, phone and email to answer property questions, general questions, billing questions and resolve billing discrepancies and past due balances 

Lease Management

  • Monitor and update lease abstracts/database 
  • Maintain and update tenant and vendor contract databases 



  • Bachelor’s degree from a four-year college or university in Business, Marketing, or other relevant field 
  • 5+ years’ experience working in commercial real estate
  • An active, valid Georgia Real Estate License  
  • Valid Georgia Driver’s License. Willingness to travel locally as needed
  • Strong working knowledge of Microsoft Word, Excel, and Outlook 
  • Strong sales and tenant relation skills. 
  • Strong verbal, written and interpersonal skills 
  • Knowledge of advanced financial terms and principles  
  • Ability to calculate intermediate figures such as percentages, discounts, and/or commissions  
  • Must have strong familiarity with the commercial market in the Atlanta area  
  • Ability to analyze and interpret documents, and effectively present information  


  • 10+ years’ experience in leasing commercial properties. 
  • Experience with Rent Manager software 
  • Experience using CoStar and Loopnet
  • Master’s degree in Real Estate, Finance, Accounting, or Business 
  • Ability to understand, interpret and abstract complex commercial lease terminology 
  • Real Estate Financial analysis experience and understanding of financial concepts 


$60,000 base salary potential + leasing commission, PTO, mileage reimbursement, and a generous expense account
