Associate Rehab Manager

We are searching for an extremely intelligent, professionally courteous go-getter to work in our Blue Springs office. This new, full-time hire will report to the Construction Manager, and work to assist in managing the day-to-day process of the construction/rehab department.

In this role, you will assist with day-to-day oversight in all aspects of the real estate construction operation, working with the established real estate investment firm as they buy, rehab, and rent out property in the greater KC metro area. You will help oversee the successful operation of 150-200 SFR (Single Family rentals) remodel projects per year. With a very loyal base of existing core remodel contractors in place, this position has a ton of potential. After exhibiting substantial growth in the past 5 years, an Assistant Rehab Project Manager is needed to help elevate this small business into a full-fledged construction firm, capable of handling even the most difficult construction projects on time and on budget.

The perfect person for this job would be someone that is confident, polite, intelligent, and can work independently without constant supervision. Construction Management can be a high-stress environment if you let it get out of control, so following implemented systems, policies and procedures are essential for success.

Responsibilities

  • Project Management
  • Subcontractor Management
  • Supervising the construction of each project from bid to onset and up to and after closing
  • Assisting in establishing the scope of work for projects
  • Assisting with establishing and maintaining schedules for contractors, as well as on-site project management
  • Help complete homes at or below budget and at or above acceptable quality standards that will allow them to be marketable and sold quickly
  • Estimating and project bidding, as well as managing costs associated with each phase of construction
  • Walking purchased homes and establishing budget and scope of work
  • Log, follow and manage tasks associated with each project in BuilderTrend, as well as managing them remotely
  • Ensuring all data being tracked in BuilderTrend is accurate and up-to-date

Qualifications

  • Must live in the Jackson County, MO or South Clay County, MO vicinity
  • Prior experience with BuilderTrend (or a similar construction software)
  • Skilled in problem-solving and critical thinking
  • Ability to multi-task and stay highly organized in a fast-paced environment
  • The ability to speak the language of contractors is preferred, however, this can be trained for the right individual
  • Ability to work in established systems and follow instructions
  • Proficiency in basic computer skills, such as e-mail, word processing, and spreadsheet preparation (Microsoft Word, Excel, and Adobe)
  • Prior experience with project /construction management software is beneficial
  • Ability to work and function in a professional office environment

Compensation
$45,000- $50,000 yearly
