Compensation: $20 - $23 an hour (depending on experience)

The position is based on one of our Sunrise properties.

Schedule: Full Time - Monday through Friday.

Hours: 8 AM-4:30 PM

*Must be Bilingual in both English & Spanish*

Responsibilities

The assistant property manager must provide world-class customer service. This position works directly with all residents, board members, and property managers. The assistant property manager is required to multi-task and work in a fast-paced environment with the ability to perform under pressure.

  • Assist the property manager on special projects, research, and overall management of the management office, clubhouse, and amenities.
  • Direct supervision of the maintenance team which services all common areas, creating and managing maintenance records, work orders, and property inspections. ability to plan and manage the team’s work and explain clearly the goals and tasks they are assigned. must be proficient in Spanish.
  • Maintaining organized and updated resident files and records
  • Vendor management - obtain quotes, create rfps, manage projects, and report to the property manager on the progress, scope, and completion of work.
  • Reporting any problems or issues to the property manager
  • Answering phones, taking memos and maintaining files, greeting clients and homeowners
  • Perform property inspections/walk-throughs, independently and take detailed reports.
  • Oversee and follow established policies and procedures regarding the qualifications, screening, and acceptance of applicants for residency.
  • Answer after-hour/weekend emergency phone calls.
  • Respond to resident and board member requests in a timely manner. follow through to ensure issues are resolved and the customer is satisfied.
  • Must be able to interpret association governing documents and enforce all community rules and regulations and bi-laws.
  • Assist property manager with violation inspections and follow-up.
  • Utilize property management and accounts payable software.
  • Must be extremely organized with acute attention to detail.
  • Invoicing- submit all invoices, and ensure vendors are paid in a timely manner.
  • Any other tasks assigned or directed.

Qualifications

  • High school diploma or equivalent. Associate or Bachelor’s degree preferred.
  • Must have reliable transportation, a valid driver’s license, and vehicle insurance.
  • Professional attire must maintain a clean appearance at all times.

PREFERRED SKILLS

  • Positive attitude with the desire to assist guests and residents
  • Exemplary customer relations and communication both in person and via phone/email - including written and verbal correspondence required.
  • Previous experience in property management or real estate capacity
  • Working knowledge of industry standards and regulations
  • Able to operate basic office equipment including copiers, fax machines, and filing cabinets, and enter data into a computer.
  • Ability to work through difficult situations and maintain positive interactions with residents, board members, teammates, contractors, and vendors.
  • Ability to efficiently operate software such as Excel, word
  • Attention to detail and possess a strong ability to follow up.
  • Strong organizational and time management skills
  • Must have the ability to maintain a professional demeanor and appearance at all times
  • Basic bookkeeping skills
  • Fluent in English and Spanish both verbally and written

Additional notes:

  • Physical requirements: Ability to lift up to 20 lbs. Must be able to work outside as needed, climb stairs, and navigate the property/buildings as required to meet basic functions.
  • Working conditions: the majority of work will be completed indoors.

Compensation
$20 - $23 hourly
